Payments

Online Visit RentPayment.com and you'll have the option of paying with an E-Check or using a MasterCard, Visa, or Discover card. For your convenience, you may also set up recurring auto-payments. You'll need your tenant code (t-code) when registering with RentPayment for the first time. The t-code can be found on your lease, or we'll be happy to provide it if you stop by the leasing office.
By phone Your RentPayment.com account also allows payments by phone. They can be contacted at 866-289-5977.
By mail Send a check or money order along with your rental coupon to the address printed on the coupon. If you need more rental coupons or self-addressed envelopes, please stop by the leasing office and our staff will be more than willing to provide these to you. Please allow 7–10 business days for processing.
In person As a courtesy, some payments may be accepted in the office.

Rent is due on the first day of each month. We provide a grace period until the fifth of the month with no late fee penalty. On the sixth of the month a late charge of $40.00 will be assessed, with an additional $40.00 assessed on the sixteenth if rent remains unpaid.

Cats and dogs

Dogs are not allowed at Oak Park Gardens. Cats must be registered with the leasing office.

There is a $200 non-refundable pet fee for keeping cats. This is not a "pet security deposit" but rather a one-time fee. There will also be a $20 monthly pet charge for a single cat, or a $40 charge for two cats. Additionally, residents must obtain at least $500,000 of insurance to cover personal injury and property damage that may be caused by the pet.

Terms and conditions

  1. Resident will accept full financial liability for any damages the pet may cause. Resident further agrees to indemnify and hold landlord harmless from any and all public or private liability and/or property damage arising either directly or indirectly from keeping the pet on the premises.
  2. Pets must be up to date on shots and dogs must be licensed in accordance with any requirements of state law or local ordinance.
  3. The pet shall not be allowed out of your apartment unless it is on a leash and under the control of a responsible person. Pets are not to be staked or tied outside the apartment or left unattended on the balconies, porches, or patios.
  4. Resident agrees to clean up any pet waste or mess immediately and dispose of it properly. A fee of $25 will be assessed for each incidence of non-compliance.
  5. All pets are to be spayed or neutered. No breeding or pet offspring allowed.
  6. No pets are allowed in the pool, tennis courts, or recreational areas.
  7. Pet may not obstruct or prevent employees or agents from properly performing their functions, duties, or responsibilities.
  8. Upon notification from the landlord, resident agrees to remove the pet from the apartment within five days if the pet becomes a nuisance or interferes with rights, comforts, or convenience of other residents.
  9. Upon notification from the landlord, resident agrees to immediately remove pet if it displays threatening or aggressive behavior.
  10. Resident agrees that the dog is not a restricted breed, and management has photographed the dog for record-keeping purposes.

Failure to follow any of the above rules could result in losing your rental concession if applicable or the termination of the lease. Management reserves the right to make modifications or additions to the above rules.

FAQ (Frequently Asked Questions)

How do I pay my YES Energy gas bill?

You can mail utility payments to the address posted on your YES Energy statement or by calling 866-289-5977. If you are in need of a replacement statement, please contact the leasing office.

What is considered a maintenance emergency?

If you experience any of these maintenance issues and our leasing office is closed, call the emergency maintenance number listed above. For all other maintenance issues, please call our non-emergency number and leave a message. We'll get back to you during business hours.

What if the machine took my money or the washer/dryer in my building is out of service?

Please contact the leasing office for more information or to place a service request.

How long will it take to get my resident referral voucher?

All qualified resident referral vouchers are issued approximately thirty days after the referred resident moves into their new apartment home. Review your Resident Referral Form or contact the leasing office for more detailed information.

What if I have a complaint about my neighbor?

While our goal is to provide you with a comfortable environment, please keep in mind that there is a certain level of sound that is to be expected when living in a multi-dwelling facility. If the level of noise reaches a volume that is deemed to be excessive by other residents, please place this information in writing and deliver it to the Property Manager's attention. The responsible party will be immediately addressed.

What if I want to transfer to a different apartment?
